Home Extensions and Garaging – Part One

Looking to create more space in your home? Then a good approach may be to consider extending with a timber frame extension or building a garage. Oak adds charm and character, not to mention warmth and longevity so is well worth considering along with other build methods.

Oak Timber Frames have created an oak frame building guide that is free to use and will answer any questions you may have about oak framing. All you have to do is sign-up. And by signing up you are eligible for FREE planning drawings should you require.

Budget
How long is a piece of string! Prices vary depending on your specifications, designs and how much of the build you may be doing yourself.  Our simple to use oak frame configurator can give you an instant price to your exact specifications for the frame though. On top of the frame price you need to consider the assembly and all the necessary materials, such as insulation, roof tiles, joinery, etc, to your project costs too.

It is always prudent to overestimate costs. Unexpected problems or issues can appear out of nowhere, so we would recommend adding 30% to your budget to be safe.

Design
When working on the design of your oak frame building we would recommend that it is in proportion to your home. You should also identify the primary purpose of your building. Will it be an extension to your dining or living area? Will it be a place of work or study? Or simply a place to park your car or store items as an outbuilding or garage? Your decisions may affect its design. For example, A study will require lots of natural light so you might specify a glazed lantern to let more light in. If the space is an entertaining area, you may prefer bi-folding doors to connect seamlessly from inside to your garden.

Planning
Often, any addition to a property requires approval and therefore you may need planning permission. Oak Timber Frames have created an oak frame building guide that gives details about planning, permitted development and more. It is free to sign-up and claim this and Griggs customers are also eligible for FREE PLANNING DRAWINGS.
